Certain Phrases Can Speed Up or Harm the Sale of Your Home
Professor Paul Anglin, a real-estate economist in Guelph, Ontario and his colleagues from the University of Windsor – along with researchers from CMHC – examined about 20,000 real-estate listings and sales data over a four-year period. They discovered that certain phrases may help – or harm – the sale of a house!
Here are some of their findings.
- Listings with the words “beautiful” or “gorgeous” sold 15% faster.
- If “landscaping” was in a listing, it sped up a sale by 20%.
- Saying that a property was in “move-in condition” quickened the sale by 12%.
However, the research also found that certain phrases may actually SLOW the sale of your home. Words that reeked of desperation – like “motivated” and “must sell” – slowed sales by 30%!
This obviously tells us that Buyers are becoming more picky! It seems they prefer homes to be "move-in condition" and they'd rather skip a listing where there's work or a negative desperate situation with a Seller.
Best to keep your motivations to yourself! And more should be said about the Magic of Staging your home before it goes on the market. Last week I spent about 30 minutes in a Sellers kitchen and dramatically changed it from a cluttered, cramped area to a welcoming, organized and spotless focal point of the home.
