What is the Difference between a Co-Op and Condo Apartment in Toronto:

With a Co-Op you are actually buying shares in the Co-Operative Housing Corporation whereas in a condominium you are buying an individual apartment, with undividided interested in the common elements such as roof, pool and other recreational areas.

Therefore, if you are buying shares in a Corporation the financing is arranged differently at the bank and more down payment is required.  But traditionally you will find Co-ops more affordably priced.

Both condo and co-op owners have monthly maintenance fees to pay, but they can vary, depending on what expenses are jointly shared by all individuals living in the building.

Day to day living in a Toronto condo or co-op is pretty much the same and the typical resident won't usually see any difference.
